North College Marketplace Commercial Development
« Return to Project SearchLoveland Commercial LLC chose Ayres to provide site engineering services for a large commercial/retail development anchored by a 123,000-square-foot King Soopers grocery store on a 26-acre lot at North College Avenue and Wilcox Lane in Fort Collins. The land for the development had been vacant for many years because of extremely difficult development conditions such as poor soils, high groundwater, expansive wetlands, and a challenging outfall location for storm drainage.
The work involved complete site design, including multiple adjustments to the site plan based on architect and owner goals, as well as utility development, site grading, detention and water quality design, wetland mitigation, and final design for seven future retail pad sites.
Ayres led the effort to obtain the entitlements for the project, which included being allowed to move from preliminary review to final design, greatly reducing the time involved in the City of Fort Collins’ development review process. Our team also handled tracking and preparing documentation related to the requirements for obtaining reimbursement from the Urban Renewal Authority. Ayres provided partial construction administration services.
